Looking to invest in real estate in Dubai.
Been going back and forth on where to put my savings to actual use. Landed on real estate somewhere warm year-round, somewhere you can rent it out constantly and actually see a return. Dubai's warm all year and tourists never stop showing up there. Thinking about grabbing a place close to the water. Where can I check out what's available?

For renting to tourists I'd actually go with a villa. Something with a pool, a lounge area, all that. Feels like a lot of people are into that private kind of getaway and they'd book your villa pretty regularly, so you'd be pulling in solid income.

Villas tend to get rented mostly by wealthy people, and there just aren't that many of them out there. So you're running the risk of the property sitting empty a good chunk of the time. Apartments work for a much wider range of renters, which is exactly why they get booked way more often. Check out the apartments in Dubai here https://atvir.com/uae/residential-complexes/apartments . Ideally right near the water too, since anything far from the coast is gonna be a tough sell as a rental.
